The Developer of a units plan registered on or after 1 July 2021 must prepare a schedule for maintenance of the common property. The Unit Titles (Management) Regulation 2011 regulates that a ‘developer maintenance plan’ must supply a schedule for maintenance and inspection of systems, equipment, structures and other things on the common property as required.
The schedule includes warranties for systems and equipment, any manuals or statement of maintenance requirements provided by the manufacturer of installed systems. The maintenance plan will also help the owners corporation prepare their sinking fund as it will assist in identifying things will need to be included for future maintenance, repair or replacement.
