The ACT Government has introduced a new regulation for rental properties with no ceiling insulation or existing insulation rated less than R2. From April 2023 landlords will be required to have ceiling insulation installed or upgraded to R5 and rental providers will be required to include details as to whether the property is compliant with the minimum standard in all advertisements and new residential tenancy agreements. The regulation commences April 2023 and will have a phase-in period to November 2026. During the phase-in period, rental providers will be required to meet the standard within 9 months of a new lease being signed for the property.

Comprehensive Insulation, Ceiling Cavity & Roof Assessment ~ Our technician attends site to assess the presence of ceiling insulation including quantifying the R value. At this time we also conduct a visual inspection of the ceiling cavity and roof exterior and a report will be provided to the landlord including photographs and any observations related to major maintenance, water ingress, timber pest infestation or damage and structural defects if observed. Certificate of Compliance issued as appropriate.

Information about the ceiling insulation status of the complex is also included in your Building’s Section 119 Certificate, a critical document issued under the Unit Titles (Management) Act 2011. This certificate is required for the sale of units in unit title developments, such as apartments and townhouse complexes.
Our administration team is highly experienced in coordinating site visits for multi-dwelling complexes. By ensuring we have the necessary contact details, unit access and support of the Building Manager in advance, our technicians will complete the assessment in a single site visit, avoiding unnecessary returns and additional costs.
